Reading a Roofing Estimate Like a Pro
A professional roofing estimate should be a detailed, line-item document. Here's what each section means and what to look for.
Section 1: Tear-Off and Disposal
What it includes: Removing existing shingles, felt paper, and old flashing; hauling debris to a dumpster; disposal fees.
What to check:
- Does it specify removing ALL layers? (Not just one layer of a two-layer roof)
- Is the dumpster fee included or extra?
- Is there a separate line for disposal fees?
Section 2: Decking Repair
What it includes: Replacing rotten or damaged plywood decking discovered after tear-off.
What to check:
- What's the per-sheet price? ($75–$150 per 4'x8' sheet is normal in Louisville)
- Is there a minimum included, or is it all extra?
- Will they contact you before replacing decking, or just do it?
Section 3: Underlayment
What it includes: The waterproof barrier installed over the decking, under the shingles.
What to check:
- Is it synthetic or felt? (Synthetic is superior — lighter, stronger, and more water-resistant)
- What brand? (Names like Deck Armor, FeltBuster, or RhinoRoof are quality synthetics)
- Does it include ice and water shield in valleys and at eaves?
Section 4: Shingles
What it includes: The primary roofing material — brand, product line, color, and quantity.
What to check:
- Specific brand and product (e.g., "TAMKO Heritage, Rustic Cedar" — not just "architectural shingles")
- Quantity in squares (verify against your roof's actual size)
- Starter strip included?
Section 5: Ridge Cap and Ventilation
What it includes: Ridge cap shingles along the peak, ridge vent for ventilation.
What to check:
- Is ridge cap manufacturer-matched? (It should be)
- Is ridge vent included? (Continuous ridge vent is best)
- Are box vents or turbine vents being added or removed?
Section 6: Flashing and Components
What it includes: Metal flashing around chimneys, walls, vents; pipe boots; drip edge.
What to check:
- NEW flashing, or reusing old? (New is always recommended)
- What material? (Aluminum or galvanized steel)
- Are all pipe boots being replaced?
- Is drip edge included on all eaves and rakes?
Section 7: Cleanup
What to check:
- Magnetic nail sweep included?
- Landscaping protection mentioned?
- Debris hauling and dumpster removal included?
Section 8: Warranty
What to check:
- Manufacturer warranty type and duration
- Workmanship warranty duration
- Is it transferable to a future buyer?
Section 9: Payment Terms
What to check:
- Deposit amount (10–15% is standard)
- When is the balance due? (Upon completion and satisfaction)
- Accepted payment methods
Red Flags in Estimates
- One-line estimate with no breakdown
- "Shingles" without specifying brand and product
- No mention of underlayment, flashing, or components
- Full payment required upfront
- No warranty information
