    7 Signs Louisville Homeowners Need a New Roof (Don't Ignore #4)

    How Do You Know When It's Time for a New Roof?

    Your roof doesn't come with a dashboard warning light. It doesn't send you a notification when it's failing. Instead, it gives you subtle clues — signs that most homeowners overlook until they're dealing with water damage, mold, or a much bigger repair bill.

    As Louisville's most reviewed roofing company, we've inspected thousands of roofs across Jefferson County and Southern Indiana. Here are the seven most common signs that your roof is telling you it's time.

    Sign #1: Your Roof Is Over 20 Years Old

    This is the single most reliable indicator. Architectural shingles installed in Louisville typically last 22–28 years with proper ventilation. Three-tab shingles? Just 12–18 years in our climate.

    Kentucky's freeze-thaw cycles, summer humidity, severe storms, and UV exposure are harder on roofing materials than most parts of the country. If your roof was installed 20+ years ago, it's likely approaching or past its functional lifespan — even if it "looks fine" from the ground.

    Sign #2: Shingles Are Curling, Buckling, or Cracking

    Walk outside and look at your roof from the ground. If you can see shingles that are:

    • Curling at the edges (either cupping upward or clawing downward)
    • Buckling — creating visible wave-like distortions across the roof surface
    • Cracking — with visible splits or breaks in the shingle tabs

    ...your shingles are failing. Curling and buckling are caused by moisture absorption, poor ventilation, and UV degradation. Once shingles lose their flexibility, they can no longer seal against wind-driven rain and are vulnerable to blow-off during storms.

    This is typically a system-wide failure, not something that can be fixed with a few replacement shingles.

    Sign #3: Granules Are Accumulating in Your Gutters

    Those sandy, gritty particles in your gutters? Those are shingle granules — the protective coating that shields the asphalt mat from UV rays. Some granule loss is normal on a new roof during the first year. But if your roof is 10+ years old and you're seeing significant granule accumulation, it means the shingles are losing their protective layer.

    Without granules, shingles dry out rapidly, crack, and fail. Check your gutters after a rainstorm — if you see a thick layer of granules at the bottom of your downspouts, your roof is deteriorating faster than it looks.

    Sign #4: You Can See Daylight Through Your Roof Boards

    This is the one you should never, ever ignore. Go into your attic on a sunny day, turn off the lights, and look up at the underside of your roof deck. If you can see pinpoints or streaks of daylight coming through the boards, water is coming through too — you just might not have noticed it yet.

    Daylight through the roof deck means the shingles and underlayment have failed in those areas. Water is already penetrating during rainstorms, even if you haven't seen ceiling stains yet. This is a structural concern that requires immediate attention.

    Sign #5: Your Roof Deck Is Sagging

    A healthy roof should have straight, level lines. If you can see visible sagging — areas where the roof dips or curves between the rafters — the decking (plywood substrate beneath the shingles) has been compromised by moisture.

    Sagging is a structural emergency. It means the plywood has been wet for an extended period and has lost its structural integrity. In severe cases, a sagging roof can collapse under snow load or wind pressure.

    Don't wait on this one. Sagging doesn't get better — it only gets worse and more expensive to fix.

    Sign #6: Water Stains on Ceilings or Walls

    Brown or yellowish stains on your ceilings or upper walls are almost always caused by a roof leak. The tricky part? The stain often appears far from the actual source of the leak, because water travels along rafters, decking, and insulation before finding a spot to drip through.

    If you have water stains, you have an active roof leak. A professional inspection can trace the leak to its source and determine whether a repair will solve it or whether the underlying cause indicates a failing roof system.

    Sign #7: Your Neighbors Are Getting New Roofs

    This one sounds funny, but it's actually a strong indicator. Homes in the same neighborhood were typically built around the same time, with the same materials, by the same builder. If your neighbors on the same street are replacing their roofs, there's a good chance yours is due as well.

    This is especially true after major storm events. If your neighbor's insurance covered a new roof after the same storm that hit your house, your roof likely sustained similar damage — you just haven't filed a claim yet.
