How to Get Multiple Roof Replacement Quotes in Louisville (and Compare Them)
The Right Way to Compare Roofing Quotes
Getting multiple quotes is smart. But if you only compare the bottom-line price, you're missing critical differences that could cost you thousands down the road. Here's how to do it right.
Step 1: Get at Least Three Quotes
Three is the minimum for a fair comparison. Here's how to choose which companies to get quotes from:
- All three should be local — Louisville-area companies with a physical office
- All three should have 50+ Google reviews with a 4.5+ rating
- All three should be insured and licensed — verify before the estimate appointment
- At least one should hold manufacturer certifications (TAMKO Pro, GAF Master Elite, etc.)
Step 2: Make Sure They're Quoting the Same Scope
The #1 reason roofing quotes vary so much is that they're not quoting the same work. Before comparing prices, check that each quote includes:
- [ ] Full tear-off (not overlay)
- [ ] Specific shingle brand and product line
- [ ] Synthetic underlayment (not felt)
- [ ] Ice and water shield in valleys and at eaves
- [ ] New flashing at all penetrations
- [ ] New pipe boots
- [ ] New drip edge
- [ ] Ridge vent (continuous, not box vents)
- [ ] Decking repair pricing (per sheet)
- [ ] Building permit
- [ ] Complete cleanup with magnetic nail sweep
If a quote is missing any of these items, it's not an apples-to-apples comparison.
Step 3: Evaluate the Warranty
Every quote should include two warranties:
- Manufacturer's warranty on materials — What's covered? For how long? What voids it?
- Contractor's workmanship warranty — How long? What does it cover? Is the company going to be around to honor it?
A 5-year workmanship warranty from a company with 100+ reviews and 10 years in business is worth more than a "lifetime" warranty from a company you can't find on Google.
Step 4: Compare Communication Quality
How a contractor handles the estimate process tells you a lot about how they'll handle your project:
- Did they show up on time?
- Did they actually climb on your roof or just look from the ground?
- Did they explain their findings and recommendations clearly?
- Did they provide a written proposal (not a verbal quote)?
- Did they follow up in a reasonable timeframe?
Step 5: Don't Automatically Choose the Cheapest
If one quote is significantly lower than the others, ask yourself why:
- Are they using cheaper materials?
- Are they skipping components the other contractors included?
- Are they cutting labor costs by using inexperienced crews?
- Are they a storm chaser who'll be gone next month?
The cheapest roof is never cheap if it fails in 10 years or if the contractor disappears when you need warranty service.
