How Roofing Pricing Works
We believe in complete transparency. Here's what goes into a roofing estimate and why prices vary.
What affects your roofing cost?
Roof Size
Measured in roofing squares (100 sq ft each). Larger roofs require more materials and labor.
Material Choice
3-tab shingles, architectural shingles, designer options, or metal — each has different cost profiles.
Roof Pitch & Complexity
Steeper roofs and complex shapes with many valleys, hips, and dormers cost more to install safely.
Tear-Off Layers
Removing multiple layers of old shingles adds labor and disposal costs.
Decking Condition
Rotted or damaged decking must be repaired before new shingles can be installed.
Ventilation & Add-Ons
Ridge vents, ice/water shield, gutter replacement, and other upgrades affect the total.

Try Price CalculatorWhy we don't advertise a single price
Every home is different. A ranch-style home with a simple roofline costs significantly less than a two-story colonial with multiple dormers, valleys, and steep pitches. Advertising a single number would be misleading.
Instead, we provide detailed proposals that break down every line item so you know exactly what you're paying for — and why.
- No hidden fees or surprise charges
- Detailed material and labor breakdown
- Multiple material options at different price points
- Financing options available
- We explain every line item in person
