What Are Roof Warranties and What Do They Cover in Louisville?

    Understanding Roof Warranties

Roof warranties are the most misunderstood aspect of a roofing project. Here's a plain-English guide to what you're actually getting.

The Two Types of Roof Warranties

    1. Manufacturer's Material Warranty

This warranty comes from the company that made the shingles (TAMKO, GAF, Owens Corning, etc.). It covers manufacturing defects — problems with the shingles themselves, not how they were installed.

    What it typically covers:

    • Premature granule loss
    • Cracking or splitting due to manufacturing defects
    • Algae staining (if shingles have algae-resistant technology)
    • Wind blow-off up to the rated speed (if shingles were properly installed)

    What it does NOT cover:

    • Normal wear and tear
    • Storm damage (that's insurance)
    • Installation errors (that's the workmanship warranty)
    • Damage from foot traffic, falling branches, or external causes
    • Cosmetic issues that don't affect performance

Duration: 25 years to "lifetime" depending on the product line.

Important detail: "Lifetime" doesn't mean forever. Most manufacturer lifetime warranties are prorated after 10–15 years, meaning the manufacturer's payout decreases over time.

    2. Contractor's Workmanship Warranty

This warranty comes from the company that installed your roof. It covers installation errors — leaks, failures, or damage caused by improper installation technique.

    What it typically covers:

    • Leaks caused by improper nail placement
    • Flashing failures
    • Improper underlayment installation
    • Poor valley construction
    • Any defect traceable to how the work was done

Duration: Varies wildly. Some contractors offer 1 year. Some offer 5 years. Some offer 10 years or more. The length of the workmanship warranty is one of the most important differentiators between contractors.

    Enhanced Warranties Through Certified Installers

Here's where manufacturer certifications pay off. Certified installers (TAMKO Pro, GAF Master Elite, etc.) can offer enhanced warranty packages that combine material and workmanship coverage:

    • TAMKO Pro: Extended workmanship coverage through the manufacturer
    • GAF Golden Pledge: 50-year material + 25-year workmanship backed by GAF
    • Owens Corning Platinum: Lifetime material + lifetime workmanship

These enhanced warranties are only available through certified contractors. A non-certified installer using the same shingles can only offer the basic material warranty.

    What Voids Your Warranty

    1. Improper installation — high nailing, wrong fasteners, insufficient overlap
    2. Lack of ventilation — inadequate attic airflow causes premature shingle failure
    3. Unauthorized modifications — satellite dish installation, skylights added without proper flashing
    4. Failure to maintain — clogged gutters, overhanging branches, moss accumulation
    5. Walking on the roof — foot traffic can crack and damage shingles

Questions to Ask About Your Warranty

    1. Is the material warranty prorated or non-prorated?
    2. How long is the workmanship warranty?
    3. Is the workmanship warranty transferable if I sell my home?
    4. What specifically is excluded?
    5. How do I file a warranty claim?
