Every spring and summer after storm season, Louisville gets flooded with roofing contractors — many from out of state — going door to door promising cheap repairs and free insurance money. Some are legitimate. Many are not.
Here are the red flags that should make you stop, think, and probably walk away.
Red Flag #1: They Knock on Your Door After a Storm
Not every door-knocker is a scam artist, but this is the #1 way storm chasers find victims. Legitimate local contractors don't need to canvass neighborhoods — their reputation brings customers to them.
If someone shows up uninvited claiming they "noticed damage from the street," be skeptical. Get their information, check their reviews, and verify their insurance before engaging further.
Red Flag #2: They Pressure You to Sign Immediately
"This price is only good today." "Your insurance won't cover it if you wait." "I have a crew available tomorrow but only if you commit now."
These are high-pressure sales tactics designed to prevent you from getting competing quotes, checking references, or thinking clearly. A reputable contractor wants you to take your time and make an informed decision.
Red Flag #3: They Ask for a Large Upfront Payment
Legitimate roofing contractors may ask for a small deposit (10–15%) to secure materials. But if someone wants 50% or more upfront — especially cash — that's a major red flag. You may never see them or your money again.
Standard practice: A small material deposit, then final payment upon satisfactory completion.
Red Flag #4: They Don't Have a Local Address
Google their business address. If it's a P.O. box, a virtual office, or an out-of-state location, think twice. When something goes wrong two years after installation, you need a contractor with a physical presence in Louisville.
Red Flag #5: They Offer to "Cover Your Deductible"
This is actually insurance fraud in Kentucky. Your deductible is your legal obligation under your policy. Any contractor who offers to waive, cover, or absorb your deductible is asking you to participate in fraud — and both of you could face legal consequences.
Red Flag #6: They Can't Show Insurance Certificates
If a contractor hesitates, stalls, or refuses to provide current certificates of general liability and workers' compensation insurance, walk away immediately. No exceptions.
Red Flag #7: Their Quote Is Dramatically Lower Than Others
If you get three quotes and one is 30–40% lower than the others, that contractor is either cutting corners on materials/labor, doesn't understand the scope of work, or plans to hit you with change orders during the project.
Red Flag #8: No Written Contract or Vague Scope
A legitimate proposal should include: detailed scope of work, specific materials and quantities, project timeline, payment schedule, warranty terms, and permit information. "We'll replace your roof for $X" on a handshake is not a contract.
Red Flag #9: No Online Presence or Reviews
In 2026, every legitimate business has an online footprint. If you can't find Google reviews, a website, or a BBB listing, that's a sign the company is either brand new or operating under a different name — possibly because of past complaints.
What to Do Instead
- Get at least three quotes from local, established companies
- Verify insurance and licensing for each
- Read Google reviews (look for 50+ reviews with detailed, authentic responses)
- Ask for references from recent Louisville projects
- Take your time — a good contractor won't pressure you
