    A Safe DIY Roof Inspection

Important safety note: We do NOT recommend homeowners climb on their roofs. Falls are the leading cause of home injury deaths. This guide covers what you can safely check from the ground, from inside your home, and from a ladder (if comfortable).

    From the Ground (Binoculars Help)

    Look at the Shingles

    • Missing shingles — bare spots or visible underlayment
    • Curling edges — shingles turning up or down at the edges
    • Color variation — patches of different-colored shingles indicate past repairs
    • Sagging areas — dips between rafters or uneven rooflines
    • Moss or algae — green or black growth, especially on north-facing slopes

    Check the Edges

    • Fascia condition — rotting, peeling paint, or water stains on the boards behind your gutters
    • Soffit condition — damage, holes, or missing pieces under the overhang
    • Drip edge — visible metal edge along the roof perimeter (if missing, water gets behind the gutter)

    Inspect the Gutters

    • Granule accumulation — heavy grit at the bottom of gutters or downspouts means shingles are deteriorating
    • Gutter attachment — sagging or pulling away from the fascia
    • Overflow marks — staining beneath gutters indicates clogging or inadequate size

    Look at Penetrations

    • Chimney — cracked mortar, loose flashing, gaps between flashing and masonry
    • Vent pipes — visible cracking in rubber boots (especially on south-facing slopes)
    • Satellite dishes/antennas — check for damage around mounting points

    From Inside (Attic Inspection)

If you have attic access, check on a sunny day with the lights off:

    • Daylight through the deck — pinpoints of light mean water can get through too
    • Water stains — dark patches on rafters or decking
    • Mold or mildew — black or white spots on wood surfaces
    • Damp insulation — wet or compressed areas under the deck
    • Rusty nails — nails coming through the deck that show rust indicate moisture

From a Ladder (Only If Comfortable)

If you're comfortable on a ladder and can safely reach your gutters:

    • Clean a gutter section and check granule volume
    • Look at the first few courses of shingles at the eave — these age fastest
    • Check pipe boots within reach — cracked rubber is the most common small leak source

    When to Call a Professional

Call a professional if you see ANY of the following:

    • Missing or damaged shingles
    • Visible sagging
    • Daylight through the roof deck
    • Active water stains expanding on ceilings
    • Granule accumulation heavy enough to fill a cup from one gutter section
    • Moss growth covering significant areas
    • Cracked or deteriorated pipe boots
